Statistics on the market for rental apartments in Saarbrücken

As one of the biggest housing companies in Saarbrücken, Germany, we regularly survey the market for rental apartments. Our staff evaluates advertisements for rental apartments and aggregates them to a summary statistic.

The following graph depicts a result from this statistic. Each bar in the so-called histogram represents a range of rents, e.g. 6.00-6.50 Euros per square meter (€/m²). The height of the bar corresponds to the relative frequency with which such offers were observed. All data refer to apartments of 50-100 m² in size within the last 3 years. The solid vertical red line in the middle of the graph shows the mean value of all the offers: 7.77 €/m². A dashed red line left to the mean marks the region of low rents, 25% of the offers were below this mark. The dashed line to the right marks the upper part of the market, 25% of the apartments were offered for this price and above.

 

Real estate agents often say, it’s all about location, location, location – refering to the paramount importance of where an apartment is located in town when it comes to selling the property. This holds for rents, too, as the table below shows. The table lists well-known districts and major roads in Saarbrücken along with the number of recorded offers and the average rent. One can clearly observe the difference between upmarket boroughs like Rothenbühl or Am Staden and working-class neighborhoods like Burbach.
